A stack that's out of plumb above the roof often needs a teardown and rebuild from the flashing up. Shoring it with more mortar doesn't pull it back.

What rain and freeze-thaw do to a Fraser Valley chimney
A chimney is a masonry wall with weather on all four sides and no overhang. It's the hardest-working brick on the house. Water hits the crown, runs the faces, sits in recessed joints, and freezes. That's why chimneys need repointing long before the house walls do.
The crown is the first failure. A thin mortar smear on the top of the stack isn't a crown. A proper crown slopes to shed water, overhangs the brick slightly, and is separated from the flue so the two can move. Hairline cracks in a real crown can be sealed. A dished, crumbling cap needs to be rebuilt.
Flashing is the second failure. The chimney sits on its own foundation. The roof sits on framing. They move differently. That movement opens the seal at the counter-flashing. Rust stains running down from the roofline are the tell.
Materials and Methods
Matching brick
Chimney brick is often a harder, more weather-resistant unit than the house brick. We match colour and durability, not just the first red brick at the yard.
Crown mix
Crowns need a mix that can take weather and a slight overhang. We don't finish a rebuild with leftover wall mortar smeared flat.
Flashing metals
Lead or compatible step flashing, counter-flashed into a mortar joint, not caulked to the face and hoped for. Caulk is not flashing.
Flue liners
Clay tile liners and stainless liners are a different scope. If the liner is the problem, we'll say so. If the masonry is the problem, we don't upsell a liner you don't need.

Nobody should expect a fake square-foot price from a website. Access, height, matching, and what's behind the masonry move the number more than the brochure photo. Here's what we look at before we quote.
Height and roof pitch
A bungalow chimney is a different access job than a steep two-storey. Safety gear and staging show up in the price because they have to.
Repair vs rebuild
Spot repointing and a crown repair is one day on many stacks. A teardown from the roofline is several. We'll tell you which one you actually need.
Brick matching
A small repair on an unusual brick takes sourcing time. A full rebuild can sometimes use a new, consistent brick if you're rebuilding the whole exposed stack.
Interior damage
